Why age-adjusted, not raw
A city-wide comparison of every efficient sale against every inefficient one is misleading on its own: older homes carry their own price premium or discount that has nothing to do with energy efficiency, and EPC ratings correlate strongly with build era. A Victorian terrace rated D can still out-price a 2005-built terrace rated B, simply because of where and when it was built — not because being less efficient made it more valuable.

That figure is a single projection assumption applied equally to every English dwelling type — not a measurement, and not specific to DE24.
