+ Why are the property reports free now?
Because the business is the API. The reports run on exactly the same data platform we sell to developers and AI agents — giving the human-readable layer away is our proof of data quality and our front door. No card, no catch; a PDF download asks for your email.
+ What are credits?
API calls are metered in weighted credits: an area report or EPC lookup is 1, sold-price comparables are 2, a full property report is 5 (+2 if we resolve an address string for you via licensed OS Places lookups), and an AI summary is 10. Coverage pre-flight checks are free. The weights are published in the docs and X-Credits headers report your allowance on every response.
+ Is there really no contract on paid plans?
Monthly billing through Stripe, cancel from the billing portal any time, and your plan runs to the end of the paid period. Most UK property-data platforms want 12-month commitments; we don't.
+ What's the difference between the API and MCP?
Same data, same key, same credit meter. REST for applications; the MCP server for AI agents and assistants (Claude Code, Cursor, and any Streamable HTTP client) with read-only tools that mirror the REST endpoints.
+ Where does the data come from?
20 official and open data sources — HM Land Registry, the EPC register, Environment Agency, planning.data.gov.uk, Police.uk, DfE/Ofsted, ONS, and more. Every API response names the source, licence and vintage of every section, and /data lists the full catalog.
+ Can I use reports instead of a survey?
No. Reports and API data are for research and due diligence. They are not a substitute for a professional survey, legal searches, or a formal valuation.
