+ What's the difference between area and property reports?
Area reports cover postcode-level data — crime across the area, schools nearby, average broadband speeds. Property reports add address-specific data: this building's actual EPC, its full sales history, planning applications around this exact point.
+ Why is the area report free?
Honestly: because it makes us useful. If you're shortlisting neighbourhoods, you should be able to research freely. When you find a specific property you're serious about, that's when the paid report earns its keep.
+ How quickly will I receive my report?
Area reports load instantly. Paid property reports are generated in under 60 seconds and emailed to you as a PDF, with an online version at a unique URL.
+ Do I need to create an account?
No account needed for free area reports — just type in a postcode. For paid reports, we only need your email address so we can send the report. No password, no profile, no newsletter.
+ Can I get a refund?
Because reports are generated instantly from official government data, we generally can't refund once delivered. If there's a technical problem that stops your report being generated, contact us and we'll sort it.
+ Can I use this instead of a survey?
No. Our reports are for initial research and due diligence. They are not a substitute for a professional survey, legal searches, or a formal valuation.
