What is PostcodeProperty.ai?
PostcodeProperty.ai produces comprehensive UK property due-diligence reports — free. No card, no subscription, no auto-renewal, no recurring fees. Each PDF report combines HM Land Registry price-paid data, EPC Register certificates, Environment Agency flood risk, Planning Data UK applications, Police.uk crime statistics, Ofsted school ratings, DfT STATS19 road collision data, ONS Census 2021 demographics, VOA council tax bands and more — 20 official and open-data sources in total, delivered as one document within minutes.
All government source data is carried under the Open Government Licence v3.0 with full source citation and retrieval timestamp on every figure.
What's in a property report
- EPC certificate — current rating, potential rating, recommended improvements + cost estimates
- Sales history — every recorded transaction at the address from HM Land Registry
- Flood risk — Environment Agency zone classification, surface-water and rivers/sea risk
- Planning — recent applications within 500m, conservation areas, listed-building proximity
- Schools — every school within 1.5km with Ofsted rating, pupil count, performance averages
- Crime + road safety — Police.uk street-level crime + DfT STATS19 collision data (3-yr rolling, KSI rate)
- Council tax band — VOA-derived band and estimated annual cost
- Broadband — Ofcom average download, FTTP availability, technology mix
- Demographics + deprivation — ONS Census 2021 household breakdown
- Environmental — DEFRA air quality + noise mapping, plus a link-out to the official UKHSA radon lookup
- Investment metrics — rental yield, 1/3/5/10-year price change, market status
How is this different from Rightmove, Zoopla or PropertyShark?
Rightmove and Zoopla are listing portals — they show what's for sale. PostcodeProperty.ai is a due-diligence platform — it tells you whether to buy. PropertyShark covers the United States; PostcodeProperty.ai is UK-only with deep coverage of HM Land Registry, EPC, Ofsted and Police.uk that US-based tools do not have. And the reports are free rather than a monthly subscription.
Free outcode-level data is available without payment at postcodeproperty.ai/area, /rankings and /cost-of-living.
Why are you paying monthly for this?
Rightmove+ etc.
Portal upsells at £10–30/month for "premium" property insights.
£120–360/yr if you forget ×

How this actually works.
Drop in a postcode
Enter a UK postcode or address. We check up to 20 official and open-data sources; coverage varies by nation and dataset.
Read the verdict
Plain English. Colour-coded. Flags the things a seller never tells you — flood risk, noise, school catchment boundaries.
Decide with evidence
Save it, share it with your solicitor, use it to negotiate. Or walk away with confidence.
Official. Free. Boring.
We do the boring work of stitching together twenty government and open-data sources so you don't have to. Where a figure is modelled or estimated, we label its method and geographic scope.
This is what the free dossier actually gives you.
A real-shape sample for a made-up Bristol flat. No blur. Every number readable. No "upgrade to see".
Free area report. Free property dossier.

Same official-data backbone for both report types. The property dossier binds it to a specific address and bundles it as a portable PDF — free, with no card required.
Questions we actually get.
+ Is this estate-agent approved?
No. That is the point. We are independent. Our data comes direct from government sources, not from agents trying to sell you the property.
+ Do you have a subscription?
No. Area reports and full property reports are both free — no card, no auto-renewal, no hidden costs. Developers pay for the API platform; people never pay for reports.
+ Where does the data come from?
Police.uk for crime, Ofsted for schools, HM Land Registry for house prices, Environment Agency for flood risk, Ofcom for broadband, ONS Census 2021 for demographics. 20 official and open-data sources in total.
+ How current is the data?
Crime data is 2 months behind Police.uk (their refresh cadence). EPC ratings are live. Price paid updates monthly from HM Land Registry.
+ What if I find an issue with a property?
That is exactly why we exist. Better to find it now than after exchange. Use the report to negotiate, or walk away.
+ Can I get a refund?
Property reports are generated within a couple of minutes of payment. Because of this, refunds are only available in case of a technical failure that prevented delivery.
