Energy Performance Certificates

EPC figures are certificate attributes from the official register, keyed by UPRN and postcode — a passthrough with stated vintages, not an estimate.

Inputs

MHCLG Energy Performance of Buildings Register (England & Wales). Per-address lookups are live against the register API; postcode-level statistics use our bulk mirror, whose vintage is stated on /data.

What we serve

Ratings (current and potential), efficiency scores, floor area, built form, construction age band and lodgement dates. Multiple certificates per property are returned newest-first — a property's rating history is real data, not noise.

Address strings are not served in bulk (the register's address data carries Royal Mail rights); certificates are keyed by UPRN and postcode.

Known limitations

Not every dwelling has an EPC (no certificate ≠ no property); ~2.4% of certificates lack a UPRN.

A certificate reflects the dwelling at lodgement date — retrofits since are not captured until re-lodgement.

Every figure this methodology produces carries a machine-readable provenance block in the API, and its licence statements are listed on /attribution. Questions or corrections: hello@postcodeproperty.ai.
