Rightmove and Zoopla Don't Tell You This: A 2026 Buyer's Data Guide

The big portals show you the asking price and the EPC band. Here's the other 23 data points that move the needle — and where to find them free.

What Rightmove gives you

Asking price · listing photos · EPC summary · floor area · sometimes broadband speed.

What it deliberately doesn't give you: anything that might put a buyer off the listing. Estate agents pay for prominence, and "this postcode has higher-than-average burglary rates" doesn't help conversion.

What you actually need before offering

We've built property reports for £14.95 that cover all 25 of these. You can also pull most of them yourself, free, from official sources — here's the cheat sheet.

Title and ownership

+HM Land Registry: free for ownership name + paid sale history
+Our area reports show the most recent 12 sales in the immediate area

Energy and running costs

+EPC Register — free, official; you'll need the address line
+We surface: current rating, potential rating, full list of recommended improvements with cost estimates, postcode-level distribution

Risk: flood, planning, conservation

+Environment Agency Flood Map for Planning — free, point-and-click
+Planning Data UK — free, structured
+Heritage / listed buildings — Historic England

Schools

+GIAS — official, lists every school
+Ofsted reports — directly on ofsted.gov.uk
+We surface: school count within 1.5km, % rated Outstanding/Good, performance averages

Crime and road safety

+Police.uk — official street-level crime
+DfT STATS19 — every road collision, downloadable

Demographics, deprivation, council tax

+ONS Census 2021 — by output area
+VOA — council tax band lookup
+We compute deprivation score (Census household-deprivation dimensions), median age, qualifications, tenure mix

What we add that nobody else does

+Outcode rankings — every active English outcode scored 0–100 against three buyer profiles, refreshed weekly. See them.
+Cross-source plausibility — if a metric looks suspicious (e.g. low crime + high amenity density), we flag it instead of trusting the source.
+All in one PDF — the £14.95 report bundles all 25 sources with citations + retrieval timestamps.
